Permitting Procedures
 
Present all required documents as listed at time of review with $25.00 review fee. This initiates the one-three day review process.
  • Planning and Codes divisions will review pertinent residential building and zoning codes.
  • Office of Zoning and Land Use will determine that the property has been properly platted and addressed.
  • If the property is determined to be located within a Flood Hazard area, an elevation certificate may be required.
  • Upon approval, applicant's permit may now be issued and the construction may then proceed.
Required Documents
 
One complete digital set of plans must be submitted to the Permit Center for review and approval prior to the issuance of a "building permit." All plans must give the name, address and phone number of the person responsible for the design. These plans must include the following:
 
Site Plan - Drawn to scale, showing all buildings on site and their relationship to the property lines, and/or easements. A legal description of the property is required.
Grading Plan – May be included on the site plan. Must contain the following: North Arrow, property/lot dimensions, ditches, water bodies, rain water flow across property, storm drains, culverts, catch basins, limitations of grading area and grass buffers if present, all erosion and sediment control structures (silt fences, hay bales, gravel entrances, etc.).
Dimensioned and Labeled Floor Plan - Shows each room and use. Outline all fixtures and equipment with location of attic access and location of all doors and windows.
 
Door and Window Schedule - Description of sizes and types of doors and windows to be installed.
 
Foundation Plan - Location and size of all perimeter and interior footings, as well as, any special foundation requirements, such as footings for fireplaces, etc. Details of footings, showing depth, width, reinforcing, vapor barriers, fill and slab reinforcing.
 
Detail Drawings - Detailing building sections showing framing members and sizes, stair details, exterior wall details showing flashing, insulation, anchors and clips.
